You are allowed to not know any of this yet.

Nobody is born understanding escrow, or points, or what an underwriter is actually looking for. Every homeowner you know started exactly where you are standing now. We will walk the whole thing from the beginning, at whatever pace suits you, and nothing gets signed until it makes sense to you.

What worries people

What you are actually worried about.

In our experience it is almost never the interest rate. It is these three, and they usually go unsaid. So we will say them first.

“What if I get turned down?”

It is a real possibility and we are not going to pretend otherwise. But a no on a first look is not a verdict on you. It is a description of one moment, and moments change.

If your file does not work today, you get the reason in plain language and a written plan for the version of it that does — along with someone who checks back in until you get there. We would far rather build you into a buyer than hand you a decline and move on.

“What if they judge me?”

Nobody here is going to raise an eyebrow at your credit score, your savings, your income, or the two years behind any of it. We have seen every version of this, many times over, and none of it is new to us.

A number on a page is not a character assessment. A hard stretch is something that happened to you, not something that defines you. You can tell us the whole truth — it is the only way we can actually help.

“What if they do not listen?”

This is the one we care about most. Lending has a habit of running a file through a system and reading the answer back down the phone. That is not the work.

The work is asking what the last two years really looked like, why the gap is there, what changed and what the plan is — and then solving for yes. You will have a person, not a queue, and they will know your story without you having to tell it twice.

Ask us anything, twice if you need to. There is no question here that is too basic. The only bad outcome is you signing something you did not fully understand.

What you actually need

Three things, explained honestly.

No false reassurance and no scare stories. This is genuinely what a lender looks at, and what you can do about each one.

Credit

Your credit history matters, and it is not the only thing that matters. Different loan programmes set different thresholds, and there are more programmes than most people expect. If your credit is not where it needs to be yet, that is a plan with a timeline — not a closed door.

  • What your score affects, and what it does not
  • Which programmes are realistic for you today
  • Specific, ordinary steps that lift it
  • A timeline, if today is not the day

Down payment

In most cases you will need something, and it is very likely less than the figure sitting in your head. There are also closing costs alongside it, so we work to one honest total rather than a headline number that grows later.

  • The down payment itself
  • Closing costs and prepaid items
  • What a seller or lender credit can cover
  • A cushion left over, so you are not empty after

Documents

Underwriting runs on evidence. Nothing exotic — proof of who you are, what you earn, and what you owe. Gathering it early is the single biggest thing you can do to keep everything moving calmly.

  • Photo identification
  • Recent pay stubs, W-2s or tax returns
  • Recent bank and asset statements
  • A short written note for anything unusual
Down payment

The twenty percent rule is not a rule.

It is the single most common reason people decide they are not ready to buy. It is also, for a great many buyers, simply not true. Here is the honest version.

  • Twenty percent is what removes mortgage insurance on a conventional loan. It has never been the price of entry.
  • Several loan programmes are built around a much smaller down payment. We will show you the ones you actually qualify for, not the ones that sound good.
  • Down payment assistance genuinely exists in most parts of the country, usually run by state or local housing agencies, and often aimed specifically at first-time buyers.
  • If you or your spouse has served, a VA loan is zero down for eligible borrowers, with no mortgage insurance at any down payment.
  • Gift funds from family are permitted on most programmes, within rules we will walk you through before you move any money.

Why we will not quote you a programme here

Assistance programmes differ by state, by county, sometimes by city, and the funds and rules change during the year. A specific name or dollar figure printed on a web page is out of date the moment it is wrong for you.

So we do it the other way round. Tell us where you are buying and we will check what is genuinely live there, on the day you ask, and tell you plainly whether you fit it.

The first conversation

A phone call. No application, no credit pull, no commitment. You tell us where you are and what you are hoping for; we tell you what is realistic and what the next move is. If the honest answer is “not yet”, you will hear that, with a plan attached.

Pre-approval

Now we look properly — documents, credit, and the arithmetic behind a budget you can live with. You come away with a figure you can trust and a letter that makes your offer credible to a seller.

Finding the home

Your agent leads this part and we stay reachable throughout. When you want the real monthly payment on a specific address before you offer, that is a same-day answer, not a week of silence.

Offer accepted, application in

The full application goes in and the appraisal is ordered. You get a clear list of exactly what we need from you and by when — no drip-feed of surprise requests.

Underwriting

The quiet, nervous stretch. Underwriting reviews the evidence and will often come back for more, which is normal and not a bad sign. We chase it alongside you rather than forwarding you a list and waiting.

Closing day

Final numbers confirmed in advance, so nothing at the table is a surprise. You sign, the loan funds, and the keys are yours. Then you are the person other first-time buyers ask for advice.
