This website is operated by The Atlas Team, a mortgage lending team powered by Lower, LLC (NMLS# 1124061). It exists to explain how mortgage lending works, to let you get in touch with a loan officer, and to let loan officers apply to join the team.

Programme rules described here — including VA entitlement, funding fee tiers, mortgage insurance and credit thresholds — are set by third parties, including government agencies and investors, and change from time to time. We update this site in good faith but cannot guarantee that every figure reflects the current rules on the day you read it.
The calculators on this site produce estimates for illustration only. They run entirely in your browser: nothing you type is sent to us or stored.
They rely on the assumptions you enter and on simplifications. They do not include every cost of a real loan, they do not know your credit profile, and they are not a quote, a pre-qualification or a pre-approval. A real number comes from a licensed loan officer who has seen your file. If a result here matters to a decision you are about to make, have a person check it.
Mortgage licensing is held by individual loan officers, state by state, not by teams. Coverage therefore varies by person, and we can only assist with a property in a state where the individual loan officer working with you is licensed.
